When you cancel a confirmed booking, the refund amount depends on how far in advance you cancel relative to your check-in date:
| Cancellation Timing | Dock Cost Refund | Service Fee Refund |
|---|---|---|
| 7 or more days before check-in | 100% refunded | Non-refundable |
| 3–6 days before check-in | 50% refunded | Non-refundable |
| Less than 3 days before check-in | No refund | Non-refundable |
| No-show (no cancellation made) | No refund | Non-refundable |
How to cancel: Log in to your account, navigate to "My Bookings" in your dashboard, and select "Cancel Booking." Cancellations must be made through the platform — verbal or email cancellations are not accepted. The cancellation timestamp recorded by our system determines the applicable refund tier.
Refund processing: Approved refunds are processed within 5–10 business days to your original payment method. Processing times may vary by bank or card issuer.
Dock owners are expected to honor all confirmed bookings. Owner-initiated cancellations negatively impact the platform experience and are handled as follows:
If you arrive at a dock and find that it materially differs from what was described in the listing (e.g., incorrect dimensions, amenities not available, dock inaccessible), you may be eligible for a full refund:
Lease-A-Dock will investigate the claim and, if verified, issue a full refund and take appropriate action against the listing. After 24 hours from check-in, all charges are considered final.
In cases of extraordinary events outside either party's control — including but not limited to hurricanes, tropical storms, government-mandated evacuations, floods, or other natural disasters — Lease-A-Dock may issue full refunds at its discretion. We monitor weather events and emergency declarations and will proactively reach out to affected bookings.
Renters in affected areas should contact support as soon as a force majeure event is anticipated or declared. Do not wait until after the booking period to report a force majeure situation.
The Hurricane Reserved Dockage program involves two distinct charges with separate refund rules:
The reservation fee is charged when the dock owner accepts the vessel owner's reservation request. At that moment, both parties have agreed: the dock owner commits to holding the dock exclusively for that vessel during any and all named storm watches or warnings — whether a single storm or multiple storms — for the full reservation year (January 1 – December 31); the vessel owner commits to the annual reservation fee set by the dock owner. The fee is owed regardless of whether any named storm watch or warning is ever declared — it is payment for the guaranteed availability, not for any specific storm event.
Annual Renewal: Around December 17, the dock owner receives a renewal offer for the following year and has 15 days (until December 31) to accept or decline. If the owner accepts, the prior reservation holder is notified and given 15 days to re-reserve at the current reservation fee. If the owner declines or does not respond, the reservation expires on December 31 and the dock returns to the general availability pool on January 1.
| Scenario | Reservation Fee Refund |
|---|---|
| Cancelled within 48 hours of owner acceptance (owner not yet accepted) | Full refund — fee not yet charged |
| Dock owner accepts → vessel owner cancels for any reason | No refund — dock has been taken off the market |
| Watch declared — vessel owner confirms storm booking | No refund — fee covered guaranteed availability |
| Watch declared — vessel owner declines or does not respond within 24 hours | No refund — reservation right waived for that event only; reservation continues for future events |
| Reservation year ends with no watch declared | No refund — dock was held available all year as agreed |
| Dock owner cancels or fails to honor the reservation | Full refund of reservation fee |
When a watch is declared and the vessel owner confirms their dates, a hurricane booking is created at the listing's designated hurricane rate. This charge covers the actual dock use during the storm event.
| Scenario | Storm Booking Refund |
|---|---|
| Booking confirmed — storm occurs as expected | No refund |
| Booking confirmed — storm changes course or weakens | No refund |
| Booking confirmed — storm dissipates before arrival | No refund |
| Dock owner cancels after booking confirmed | Full refund of storm booking fee |
| Dock inaccessible due to mandatory evacuation (owner-caused) | Full refund — contact support |

We encourage all users to contact us directly to resolve any billing issues before initiating a chargeback with their bank or card issuer. We are happy to review disputes and issue refunds where appropriate under this policy.
Initiating a chargeback in bad faith — where this policy does not entitle you to a refund — may result in account suspension and may make you liable for the full booking amount plus any chargeback fees incurred by Lease-A-Dock.

Where applicable, any taxes collected on the original transaction will also be refunded proportionally when a refund is issued. Lease-A-Dock does not provide tax advice. Consult a tax professional regarding the tax implications of rental income or refunds in your jurisdiction.
